Note:

RENTAL INCLUDES: Town of Raymond rents to Tenant the main cabin and three outbuildings at Tassel Top Park.

RENT: The Tenant enclosed with the executed copy of this Agreement, a deposit of half the rate of $1,144.50 and the rest to be paid in full no less than
ten (l0) days prior to check-in. The payment shall be made by credit card, cash, money order, traveler's check,
personal check or certified check. Payment must be sent/brought to the Raymond Town Office, 401
Webbs Mills Rd, Raymond ME 04071 (unless other arrangements have been made with Recreation
Director).

SECURITY DEPOSIT: The purpose of the security deposit is to cover any loss, damage or required
cleaning above the customary cleaning. If all or a portion of the security deposit is withheld, the
Tenant will be provided a written explanation. Security deposits or any portion thereof remaining
will be returned by mail within thirty (30) days of vacating Tassel Top Cabins.

TIMES: Check in will be 3:00pm unless other arrangements have been made with the Recreation
Director. Check out will be at 11:00am. Buildings and rental areas are expected to be left in the
same neat, clean, and orderly condition as found at check in. A $25.00 fee will be charged/ deducted
from security deposit for each fifteen (15) minutes over the check-out time that cabins remain
occupied.

AMENITIES: The Tenant acknowledges and understands that the premises is a rustic camp.

• Phone: There is a phone for local usage and credit card calls.
• Bathrooms: A fully functional bathroom with sink, shower and toilet is located in one of the
outbuildings close to the main cabin, as well as a half bath located in the main cabin.
• Cabin Wifi: We have entered the 21st century and have outfitted the main cabin with wifi.

• Television: We have a Cabin Roku that you can log in to your desired streaming service.
Please remember to log out of all accounts before you leave.
• Private Beach Spot: Cabin renters have their own beach spot all the way down and to the
right of the beach as you walk down the path.

TERMS OF RENTAL:

a. Personal watercraft, jet skis, wave runners and similar watercraft are prohibited.
There are several marinas in the area that can accommodate larger boats. No
boats are allowed on the park beach at any time. Canoes/kayaks are welcomed but
must be carried to rental area of the beach before/ after park hours, and launched
outside the swim lines and may be left in rental area.

b. Tenants will bring sheets, pillowcases, bath and kitchen towels, toilet paper, paper
towels, trash bags etc. All trash may be deposited into the dumpster outside the
cabin or taken with the Tenant. Littering is prohibited by State Law.

c. The Renter will return the keys to the Gate House on the Cabin upon departure. Cabin renters will lock and unlock the entrance gate to the Park when leaving the premises. The gate may not be left ajar or unlocked for guests to come and go. Your gate key is on the rental set of keys.

d. The Tenant will immediately contact the onsite Park Manager from 9:00am to 6:00pm)
or the Recreation Director at 207-894-4327 after hours if any maintenance problems
are discovered.

e. The maximum number of occupants allowed at the premises is (8). There shall be no
gatherings or parties at the cabins without prior permission by the Recreation
Director. All additional guests must be listed with the Gate Attendant at the Gate
House and any day guests must vacate park before closing.

f. No alcohol of any kind allowed outside of the cabin, in the park or on the beach.
Public drinking is illegal In the State of Maine. Renters are allowed alcohol only in the
back yard area of rental.

g. No illegal drugs anywhere in the park or on the beach. Tassel Top Park has been
declared a "Safe Zone" so fines are doubled.

h. No smoking anywhere in the park or on the beach including the cabins. Exception:
Smoking is allowed for tenants in the backyard of the cabin complex by campfire pit.

i. No open fires, fireworks, bonfires etc. anywhere in the park or on the beach. A
campfire pit is provided in the backyard of the cabin complex for carefully
supervised, small fires. All firewood must be purchased from Tassel Top Park and not
brought in from outside to prevent infestation. (Amended Oct 2015)

j. No pets are allowed anywhere in Park, Beach or Cabins.

USE OF THE PREMISES: The Renter agrees to use the premises as a rustic camp and for no other
purpose. The Tenant shall not use the premises in violation of any federal, state, or local law,
ordinance, or regulation.
